Brownsville continues to experience steady growth, attracting new businesses, creating jobs, and welcoming more families to the community. Despite that expansion, local real estate experts say the city remains one of the most affordable housing markets in Texas. With a median home price of approximately $250,000, Brownsville offers many prospective homeowners the opportunity to enter the housing market without facing the significantly higher costs seen in other parts of the state. One of the city's greatest strengths is the wide range of housing options available, making homeownership accessible to buyers with varying budgets and lifestyles.

"The big thing is that we have a wide range of homes, so you can buy a condo, you can buy a duplex, you can buy a house," said local Realtor Bruno Zavaleta. "You can find something in the $100,000s all the way up to $1 million or over $1 million. There's homes out there for everybody." For first-time homebuyers, several programs are available to help reduce the financial barriers to purchasing a home. One of those resources is Come Dream Come Build (CDCB), a nonprofit organization that has grown into one of Texas' largest producers of affordable housing and provides financial education, mortgage lending, and homebuyer assistance programs.

"Our main mission at CDCB is to help people improve their financial wellness and improve their individual family balance sheet," said Nick Mitchell-Bennett, Chief Financial Officer of Come Dream Come Build. "More people have grown wealth in this country by buying a home." The organization offers a variety of mortgage products and connects eligible families with down payment assistance and other financial resources. "We are a mortgage company. We have almost more mortgage products than almost anybody," Mitchell-Bennett said. "We have affordable mortgage lending, and then we access different types of assistance.

Not every family gets assistance, but if they need it, we are able to access it from different organizations." For many Realtors, the most meaningful part of their work comes when first-time buyers receive the keys to a home they once believed was out of reach. "The big one is taking someone who has been a renter for a long time or someone who has been living at home and all of a sudden buying their first house," Zavaleta said.

"That first-time homebuyer—you get to see that reaction: 'Wow, this is mine.'" Mitchell-Bennett says helping families achieve homeownership is about more than purchasing property—it's about creating long-term stability and opportunity. "The American Dream is alive and well in Brownsville," Mitchell-Bennett said. "We do every little thing that we can to try and help that family really reach that American Dream, own that piece of land, and raise their kids." As Brownsville's housing market continues to evolve, local real estate professionals and housing advocates say the city remains a place where homeownership is attainable.

With affordable prices, diverse housing options, and assistance programs available for qualified buyers, they believe the dream of owning a home is closer than many people realize.
