BROWNSVILLE, Texas – Cameron County commissioners have approved joining Brownsville's tax increment reinvestment zone for a growing area north of Interstate 169, a move intended to help finance infrastructure for future housing.
The zone covers about 1,000 acres between Old Alice Road and Paredes Line Road and is expected to be developed primarily for residential use, according to Cameron County officials.
County participation will run for 25 years. Under the agreement, 50% of the county's maintenance-and-operations tax increment within the zone will be directed to the project. Road-and-bridge and debt-service tax revenue are excluded, and the first year of implementation is expected in 2027.
County Economic Development Director Ramiro Aleman said the partnership is intended to help prepare for additional housing needs tied to anticipated regional employment growth from projects including SpaceX, liquefied natural gas developments and Saronic.
The reinvestment zone does not itself build homes. It establishes a financing tool that can support public improvements needed for residential growth as development plans move forward.
