Brownsville home prices decline as listings tighten in October

BROWNSVILLE, Texas — Brownsville’s median listing price fell to $297,000 in October, while the number of homes available for sale also declined, according to a new analysis of local listing activity.

The median asking price was down 5.7% from October 2025, a steeper decline than the 2.2% year-over-year decrease reported nationally. At the same time, the market had 1,550 active listings, down 9.5% from a year earlier, while the national inventory of active listings increased 7.4%.

The figures suggest a local market where asking prices have softened but buyers have fewer properties to choose from. New listings fell 3.3% from a year earlier, compared with a national decline of 7.5%, according to the analysis.

Homes in Brownsville also took longer to sell. The median time on market was 85 days, up 3.7% from October 2025 and above the national median of 63 days. About 12.5% of local listings included a price reduction, a slight decrease from the previous year and below the national rate of 20.5%.

Listing prices do not necessarily reflect final sale prices, and local conditions can differ by neighborhood, home type and price range. Buyers and sellers considering a transaction should review current comparable listings and recent closed sales with a licensed real-estate professional.
